Sharon Commons

The SHP was asked by the Sharon Board of Selectmen to meet with Michael Intoccia to discuss the affordable housing component of the Sharon Commons Project. This meeting was arranged and posted specifically for this purpose.

 

The SHP discussed pricing the affordable apartment rents at 70% AMI. The resulting rents for the 2-bedroom units would be $1351.00 with a utility allowance of $192.00 per month. The utility allowance was based on figures supplied from HUD through Avalon Sharon. The SHP agreed with Michael Jacobs, peer review consultant for the Town, that the affordable home ownership units were over priced and should be $158,350.00.

 

The group also briefly discussed the 40R by-law and the fact that under 40R only 20% of the housing units are required to be affordable. Under the 40R scenario profit caps and the audit required under 40B are removed. There was some confusion regarding the language in the 40R draft concerning the calculations of affordable rentals. The SHP suggested to Mr. Shelmerdine, attorney for Michael Intoccia, that they would request that 25% of both the home ownership and rental units be affordable under the 40R and that prices for home ownership be based as above. The group briefly discussed the possibility of a range of affordable rental prices based upon both 50% and 70% AMI.

 

Mr. Intoccia‘s attorney Mr. Shelmerdine noted the SHP requests and suggested that he had no authority to agree to changes in the LIP or the 40R Draft By-law but would convey the information to Mr. Intoccia.
